The Tipton staff is challenged to a bowling competition. Zack is supposed to be the star bowler, but he gets grounded for disobeying his mother.
Zack makes a new friend who is very rich, but he is also very mean to Cody. Maddie and London are assigned a school project where they learn what it is like to be parents.
The twins discover that Arwin made a machine which can transport you to a different dimension. While Arwin isn't looking, Zack and Cody jump in and find themselves in a backwards version of the hotel, where London and Maddie have switched lives, their mom is a free-spirited rocker who has a crush on Arwin, Moseby is wild and fun, and Esteban is a female maid.
Arwin competes in a Hotel Engineers competition, and could win a trophy and a kiss from Carey if he can beat cheater Irv. London decides to use her own money to open a boutique and hires Maddie to work for her.
Arwin finds an old painting of the Boston Tea Party in the Basement of the Tipton. This leads Zack to dream that he has gone back in time to the Boston Tea Party with his family and friends. Then, an act of protest by Maddie inspires him to launch a present-day battle to save a historical park in Boston that's being threatened to be demolished.
A guest at the hotel claims he tripped on Zack's skateboard which was out in the lobby. Moseby gives him free room service. However, Zack is certain he left it his skateboard behind the desk. Then, the guest's daughter begins hustling the kids in the hotel. Zack and Cody decide to prove these two are liars with the help of their friends.
Cody gets a job as editor of the school newspaper and hires Zack to be the advice columnist. A girl Zack likes asks him for advice, so he tells her to ask him out. Later, when she does ask him out, he tells her the truth and she's furious. The next day Zack uses the entire column to reveal his identity and apologize to Darlene, who gives him a second chance.
It's Carey's birthday and there's a surprise party for her at the hotel that everyone is preparing for. Raven Baxter gets a vision of Cody being attacked, which makes him paranoid. Maddie tricks London into wearing one of Raven's designs. Hannah Montana shows up at the hotel and wants one of Raven's designs for her next show.
London meets her new stepmother. Zack convinces Cody to cut school so that they can go to the mall with their friend Bob. At the mall, Cody happily wins a contest to be in a music video with his favorite band. However, when Carey shows up to go shopping, he is afraid he will get caught.
The twins audition for the school play, "A Midsummer Night's Dream." Zack tries to woo Vanessa, while Cody tries to keep a stage kiss between Zack and his new girlfriend from happening. London decides to redecorate the Tipton using Feng Shui principles.
London is throwing out some old clothes, and Maddie wants them. While going through clothes, they get locked in London's closet. Meanwhile, Zack asks a hotel guest who is a Japanese opera singer, to be his project for International Day at school. However, when Zack loses the singer, he, Cody, and Carey must fill in as Japanese singers at a convention.
Carey has a new boyfriend. Zack and Kurt, the boys' father, like him, but Cody has difficulty dealing with it. Meanwhile, London joins Maddie's volleyball team.
Esteban needs to raise money to pay for his sister's birthday party. Mr. Moseby has him give ballroom dance lessons to everyone in the hotel, and enter them as a team in the Boston Ballroom competition to win some money.
London pretends to be poor so a boy she likes will date her. Zack and Cody ask Carey for more freedom. She allows them to take a Jessica and Janice to the movies. However, they go to a movie that scares them.
Zack and Cody join the Grizzly Scouts and go camping with their leader, Mr. Moseby. Maddie gets asked on a date by London's ex-boyfriend. Carey unsuccessfully tries to relax.
Both Carey and Cody get sick, leaving Zack with the responsibility of taking care of them. Moseby offers a big reward to the next person to win the Tipton Employee of the Month award.
Zack and Cody convince Mr Moseby to open a Monday night club for kids at the Tipton that they will manage. Moseby agrees. The first night, Cody is in charge and no one shows up. The next night, Zack takes over. He spends money to make money and it is a success. But Zack goes overboard and the plan backfires. Meanwhile, London starts her own cosmetics line.
The twins are picked to compete on a game show. Maddie accidently sends Mr Moseby an angry email.
Zack receives help for a history report from Mr. Moseby's grandmother, when she comes to visit. Meanwhile, London has to get a job.
Zack and Cody go on a double date at the miniature golf course. Zack tries to impress his date with his golf skills, but it turns out she's better than he is. London joins a book club with her rich friends. Carey tries to be healthier.
The Tipton has a Health and Fitness week. Everyone begins to examine their eating habits. Cody helps Chef Paolo lower his cholesterol. Carey limits Zack's sugar intake. London and Maddie worry about their looks before a charity fashion show.
A wheelchair basketball team visits the Tipton, and Zack and Cody's team plays against them. Meanwhile, Maddie works on a film for a student filming contest. Unfortunately her actors (London, Lance, and Mr. Moseby) are terrible.
Hollywood producers want to make a TV show out of Zack and Cody's lives, so the whole staff goes to Hollywood to watch the filming.
Zack and Cody try to convince Carey that they should become actors and move to Hollywood. Maddie and London sneak on to the set disguised as stunt doubles.
London comes back from Peru with ancient artifacts her father bought to display at the hotel. One of the artifacts is a mummy of Queen Qui Qui that Esteban believes is cursed. When Zack and Cody accidently knock the mummy over the hotel balcony, they decide to dress Cody up like a mummy in hopes that no one will notice. Unfortunately, Esteban and Maddie decide to switch the "mummy" with Maddie's old doll.
Zack and Cody take online aptitude tests. Cody learns that he is suited to be a sanitation engineer, and Zack is told that he will be a CEO of a large corporation. Meanwhile, London is jealous when Maddie saves someone's life and gets on a magazine cover.
